Why Canadian Borrowers Get More Options With a Mortgage Broker
You go to your bank. You don't fit their box, whether that's bruised credit, self-employed income that doesn't look right on paper, or too many investment properties already on your plate. They say no. That's it. The bank works for the bank, and if you don't fit what they're offering, they don't have anything else to hand you.
I work for you. Here's what that means in practice.
Why using a mortgage broker gives you options a bank can't
The first reason is variety. I'm not limited to one lender's product lineup. I have access to over 120 lenders, which means I can shop around to find you the best rate instead of being stuck presenting whatever one institution feels like offering that month. That access also runs deeper than just A lending, which is your bank. I can go to B lenders and private lenders too. If you have bruised credit, or you're self-employed and not claiming much income on your tax returns, we can use bank statements over a year to gross up your income and take that file to a B lender. If you've got too many investment properties and your bank is turning you down because they simply don't have a solution for that scenario, B lending or private lending becomes the answer.
The second reason is better terms. Rate isn't the only thing I'm chasing for you. A product needs to fit your actual circumstances and your actual mortgage needs. I have access to monoline lenders, the online-only ones with no chequing or savings accounts attached. They deliver mortgages with prepayment privileges that, in most cases, are stronger than your bank's, along with lower penalty options.
Communication that doesn't clock out at five
The third reason is communication. If you have an accepted offer on a property and you need advice fast, maybe you're removing conditions or chasing a quick approval, I'm not shutting my phone off at 5pm. Buying a property is stressful. You need someone in your corner who picks up, available for you 24/7.
This video covers all five reasons to work with a mortgage broker instead of going straight to a bank.
Rate monitoring nobody else is doing for you
The fourth reason is rate monitoring, and I think it's one of the most important on this list. Mortgage agents and brokers are constantly watching rates to make sure you're in the right product at the moment you purchase, refinance, or hit renewal. I've heard horror stories of clients who went into a variable rate product, watched it skyrocket, and had no idea it was coming because the person they were working with, maybe someone at a bank, never called to suggest locking into a fixed rate. Choose someone who is actually updating you on market trends, so you're not caught behind on your mortgage because nobody picked up the phone when rates started moving.
The fifth reason is solutions. When a bank turns you down because you don't fit their box, that's the end of the conversation with them. When you come to a broker, there are enough different lenders in the mix that there's almost always a solution. It may not be the best rate. If you have bruised credit and we need to take you to a B lender or private lender, the rate will be slightly higher. But it's a solution you can actually use right now, and part of the job is coaching you on how to get back to an A lender or a bank down the line.
What this actually means for your next mortgage
A bank can only offer what's on its own menu. A broker can shop across dozens of lenders, structure the deal around your real income and real credit situation, stay reachable when your purchase timeline gets tight, and keep an eye on rate movement so you're not blindsided at renewal or stuck in a variable product that got away from you.
If any of that sounds like where you're at right now, whether you've been turned down, you're self-employed and tired of explaining your income to a teller, or you're just trying to figure out what your options look like before you commit to anything, it helps to talk through what's actually available to you rather than guessing. You can see the full range of what we work on through our mortgage broker services, and if you want to talk specifics about your file, reach out through our contact page directly.
A bank tells you what it can do for you. A broker figures out what can be done, period, and then goes and finds it.
Talk it through with a broker
Every file is different, and the right answer depends on your income, your timeline, and which lenders will actually work with your situation. If you want a straight read on where you stand, book a mortgage review and we will go through it together.
